Please fill out the form in your tenant portal for all Maintenance issues. A contractor will be dispatched according to severity of the issue, business hours, and availability. A Housing Guru agent or authorized contractor will respond to your inquiry with in 1 – 2 business day to update you on the progress.
Remember, air conditioning is not a utility. If your AC is out, we will not treat it as an emergency. We will respond in a timely manner according to availability. Please refer to your lease terms. Your lease may state that you are responsible for all AC maintenance costs. Please understand your lease terms before you dispatch maintenance on your AC.
Be aware of your lease terms regarding the Minor Maintenance Clause. Your lease may state that you are expected to cover all costs around $100 or the first $100 of a larger expense. Please refer to your lease for details before you dispatch us.
Emergency Maintenance Dispatch
If you are aware of water damage you must disconnect or shut off the water immediately! It is your responsibility to prevent further water damage right away. If you can not shut off the water to the problem source then you must shut off the water to the house by turning the shut off valve located outside the home in the front of the house by the road under a Water Cap. This may require a wrench. Burst water pipes are often a result of frozen pipes and winterizing your home is your responsibility as per our lease agreement.
If one of your utilities are down such as Heat (not AC), Water, or Electricity, and this is not a result of your own negligence then you must call your Landlord and fill out the dispatch form. We will dispatch a contractor right away. This is only if the utilities are not functional by no fault of your own. If you can not reach us by phone because it is after hours or we are away, then you should leave us a message and fill out the dispatch form. The dispatch form is still required to be filled out because this reaches multiple agents and is needed for the fastest response time, however you might be able to expedite processing time by contacting us directly as well.
